The senior estimator is in charge of procuring an entire project. A successful procurement effort includes managing the bid team and developing the bid strategy. Candidate would maintain subcontractor relationships and train other employees in the estimating department. The prime candidate would become completely familiar with company production history and understands subcontracting and procurement strategies. The senior estimator will learn to manage others to achieve goals, develop an understanding of the company's self-performed work production history and the fundamentals of bid assembly, buyout and subcontracting. He/she must be able to provide and coordinate full estimating services on large, complex projects including office buildings, healthcare, aviation, high rise residential, computer and other high-tech centers. Provide detailed estimates and documentation in all types of project delivery methods including: competitive bid, negotiated G-Max, design/build and construction management. 

Reports to the VP of Estimating. 


Profit/Loss Responsibility
  • Buys out projects for all subcontractors and vendors. 
  • Determines and approves subcontractors scope of work. 
  • Insure all construction documents, subcontractor proposal/bids and data are maintained to back up estimate figures. 
  • Fiscally manager owner and architects in negotiated contracts. 
  • Participates in determining major subcontractor award. 
  • Prepares general conditions cost and coordinates with project managers during construction to assist project staff in meeting general condition costs. 
  • Purchase work and then prepare subcontracts and purchase orders with fidelity to detail and complete scope. 
Process Management
  • Embrace and enforce policies and procedures governed by senior management.
  • Establishes and maintains relationships with major subcontractors. 
  • Manage all processes, assignments and duties of his/her subordinates. 
  • Manage subcontractor database and oversee its maintenance. 

Personnel Management
  • Coordinates all prebid attendance, walk-throughs and buyout meetings. 
  • Direct and assist subordinates during preparation of subcontractor solicitation inquiries and telephone solicitation of bids as required. 
  • Monitor employee performance, quality of work, employee productivity and provide employees with feedback and coaching to obtain quality results. 
  • Prepares estimate turnovers to project managers. 
  • Processes all R.F.I.s for estimating and job addendums. 
  • Reviews insurance and bond specifications. 
  • Train & Mentor entry level estimators within the department. 
  • Train & Mentor estimators within the department. 
  • Write and report timely reviews of all subordinates within the department. 

Preconstruction Responsibilities
  • Attends client interviews as required. 
  • Coordinate with Construction/Project Managers in writing bid packages scopes of work. 
  • Conduct value engineering studies and determine best value. 
  • Provide accurate conceptual estimates. 
  • Serve as task team leaders. 

Technical Duties
  • Establishes and maintains estimating library, historical date base and unit cost catalog for estimating. 
  • Orders all drawings and specifications and distribute to plan room and subcontractors. 
  • Perform additional assignments as per Senior Vice President estimating direction. 
  • Possesses ability to do conceptual estimates and perform value engineering exercises. 
  • Preparation of subcontractor solicitations inquiries and telephone solicitation of bids as required. 
  • Prepares cover letters and bid proposal, including the cost breakdown, clarifications, scope and exclusions. 
  • Prepares subcontractor tab sheets for evaluation. 
  • Provide complete accurate quantity take off and pricing for final estimating input utilizing SAGE 300 estimating software. 
  • Review and incorporate historical date from company productivity and labor analysis reports, subcontracts, purchase orders, etc. into unity and man hour figures. 
  • Review project specifications, drawings, attend pre-bid meetins, etc. to determine scope of work and required contents of estimate. 
  • Maintain and distribute industry pricing/cost data. 

Must have the ability to prepare estimates for competitive bid work and contribute as a task team member for complex proposals for negotiated work with minimum supervision. Incumbent has profit/loss responsibility to the company. He/She must be able to purchase "hard bid" projects, think logically, use reason and good judgement; communicate well orally and in writing; use mathematics quickly and accurately to figure costs; have a thorough working knowledge of basic computer software and estimating specific software. He/she must be able to assess information using personal judgement; perform work accurately; utilize and develop measurable historical data.
